But the other day I noticed that a duplex near the corner of S. Sharon Amity and Andover finally sold. And this property had been on the market since I moved into the neighborhood a couple months shy of a year ago. This led me to today's post. Below are a map and list of the last 20 homes that have sold in the Cotswold neighborhood. In addition, there is a map and list of the last 20 homes that have sold in the Elizabeth neighborhood, my old neighborhood. All of this information can be found on CMLS if you want to see for yourself.

I also looked into how many homes are currently on the market in Cotswold and Elizabeth. There are 28 total homes on the market in Elizabeth, one of those with a conditional status.
The cheapest has about 1000-1300 sq. feet of heated living space, a 2-car garage and is listed at $299,000 (above, left). Not bad for a 7th St. location and close proximity to Eastover, Alexander Graham, and Myer's Park schools. However, this home has been on the market for 256 days! The most expensive home for sale in Elizabeth is listed at $950,000 and has been on the market for 116 days (above, right).
In Cotswold, there are currently 95 homes on the market and 4 of those conditional. The prices range from $139,500 to $1,600,000. The cheapest listed has about 1200 to 1500 sq. feet of heated living space and is just around the corner from homes priced in the $300,000 range (above, left)! Area schools include Cotswold Elementary, Alexander Graham Middle, and Myer's Park High.
This home could probably use some updating but looks like a great opportunity to move into the Cotswold neighborhood at such a low price! The home has been on the market for 21 days, but I don't expect it to be on the market nearly as long as the Elizabeth homes mentioned above. The highest priced home on the Cotswold market is listed at $1,600,000 and is over 5,000 sq. feet (above, right). It has been on the market for 229 days.My reason for posting this today was not to draw any conclusions. I just thought someone might be interested in this sort of information. For example, I find it interesting that the last home that sold in Elizabeth sold on May 15 of this year, and the last time a home sold before that was in December 2008!
